Maximum value with minimal environmental impact

The Detroit Shoreway Community Development Organization, GreenBuilt Homes, and Tesco Builders have completed two "green" single-family homes in the Cleveland EcoVillage.

The houses at 1978 and 1974 W. 54th Street were designed by Building Science Corporation's Betsy Pettit, AIA, through the Building America Program and carry the Energy Star logo. The houses also meet the requirements of The American Lung Association for a "Healthy House" designation.

The house at 1974 W. 54th St. was recently profiled in an article in Fine Homebuilding magazine, Issue #172, June/July 2005. 

The 1,704 square foot house at 1978 W. 54th St. has three bedrooms and 2-1/2 bathrooms, a full semi-finished basement, and a etached two-car garage. The house incorporates universal design features with master bedroom and laundry room on the first floor. Of special note is the low energy use for heating and cooling. The insulated R25 walls and R38 ceiling will provide an average billing of $600 per year with current energy rates.

Progressive Urban Real Estate marketed the house. Third Federal Savings and Loan Association, which provided construction funding, offers a very attractive mortgage rate of 5.5% with 0 points for a 30 year fixed mortgage with a 5% down payment. The City of Cleveland offers a $10,000, 0% interest deferred second mortgage and 10-year tax abatement. The base sales price was $169,900.
